Dragos D. · Google · ★★★★★We always recommend an independent lawyer to review the legal side of your purchase. We can put you in touch with local lawyers who work in English.
Every buyer needs a Spanish foreigner identity number (NIE). It can be requested in Spain or at a Spanish consulate; we tell you how.
You will need it to pay the property, taxes and future bills. We can point you to banks used to working with foreign clients.
We shortlist homes that really fit, show them to you and negotiate the price and terms with the seller.
A reservation takes the home off the market, followed by a private purchase contract (often an “arras” contract) with the agreed deposit and completion date.
You sign the title deed before a Spanish notary and pay the balance. We go with you — or with your representative.
The deed is registered at the Land Registry, utilities are changed to your name and the home is yours.
Before you reserve, we give you a written estimate for that specific home, so there are no surprises at the notary.
On a resale home you pay the Canary Islands transfer tax. On a new build, the Canary sales tax (IGIC) and stamp duty.
Official fees for signing and registering the title deed.
Independent legal checks and paperwork.
Only if you finance the purchase: valuation and bank fees.
